Estimates use each provider's published terms (verified September 23, 2026) and $1,500 of third-party closing costs. Availability comes from each provider's own list as of September 23, 2026, and can vary by county. Credit minimums and limits are the published ones; a provider can still decline or change terms after reviewing your home. Not an offer or a guarantee.
Already have an offer? Grade it.
Type in the terms from your offer. We turn them into one effective annual cost across home-price scenarios, and put it next to the published terms of the providers we track.
How getting an HEI offer works
Every provider runs its own process, but the path usually looks like this. Check the details with each provider.
- See where you fitUse the matcher above to rule out providers that don't operate in your state or can't fund your amount.
- PrequalifyEach provider gives you an estimate based on your home and credit. Ask several, so you have offers to compare.
- AppraisalThe home's appraised value sets the starting value your share is measured from. It's one of the biggest drivers of cost.
- Compare final offersPut each offer's terms into the grader above. Compare effective annual cost, not the cash amount.
- CloseThe provider records a lien on your home, much like a second mortgage, until you settle.
Before you sign, work through the questions to ask every provider (HEI University), read each provider's review on HEI Compare, and check your state's rules on HEI Facts.
